The situation
An owner-user buying two adjacent retail parcels on Geary Boulevard. Conventional financing would have meant 30–35% down on a $3M+ purchase; the borrower wanted to keep capital in the business.
The structure
SBA 504: bank first at 50%, CDC debenture at 40% fixed for 25 years, borrower at 10%. Oakridge packaged the file, ran the global cash flow the way the CDC underwriter would, and paired the CDC with a bank that wanted the first.
The result
$3.1M closed with 10% down and a fixed-rate debenture the borrower will never have to refinance.
